Bucharest has at least 46 flexible office centers operated by 24 companies, according to a Cushman & Wakefield Echinox report. Their combined area has grown from 11,100 square meters in 2015 to roughly 73,500 sqm in 2026.
Flexible space represents around 2.1% of Bucharest’s total office stock. This compares with 4% in Warsaw, 3.9% in Prague and Sofia, and 2.3% in Bratislava.
Warsaw has the region’s largest flex office market by volume, at approximately 250,000 sqm, followed by Prague with 153,300 sqm, and Sofia with 92,000 sqm. Bucharest ranks fourth, ahead of Bratislava, which has 40,500 square meters.
“The growth of this segment reflects a broader shift in the way companies plan their workplace strategies,” said Mădălina Cojocaru, partner in the Office Agency division at Cushman & Wakefield Echinox.
“For occupiers, flexible workspace is no longer seen merely as a solution to temporary needs, but increasingly as a complementary piece of their overall office approach.”
Companies use such spaces for project teams, satellite offices, and adjustments to changing staff levels, she explained.
Central-western Bucharest hosts the largest volume, with eight centers totaling 16,000 sqm, or 21.8% of the city’s flex office stock. The central area has the highest proportion of flexible offices within its local office inventory, at 3.2%, spread across 12 locations totaling 14,500 sqm.
Meanwhile, Floreasca-Barbu Văcărescu has 10,400 sqm across seven locations, followed by the central business district with 10,300 sqm, and Dimitrie Pompeiu with 9,700 sqm.
At the opposite end, Eastern Bucharest has no coworking center.
Local companies represent 62% of operators, while international providers account for 38%. The four largest players – IWG through Regus and Spaces, aSpace, HOTSPOT, and Mindspace – control 63% of the available stock.
Monthly rates generally range from EUR 150 to EUR 450 per desk, excluding VAT. Private offices cost approximately EUR 300 to EUR 500 per person per month, depending on the location, workspace, and services included, the same report said.
