At the opposite end is One\u0219ti, in eastern Romania, where the median price is EUR 975 per square meter, according to a <a href=\"https:\/\/vdi.ro\/presa\/septembrie-2026?utm_source=email&amp;utm_medium=presa&amp;utm_campaign=raport-2026-09-national\">vdi.ro analysis<\/a>.<\/p>\n<p>As such, with a budget of EUR 100,000, a buyer can purchase, at the prices in the analysed listings, approximately 31 square meters in Cluj-Napoca, compared with more than 100 square meters in One\u0219ti. The same budget buys roughly 45 square meters in Bucharest, 50 square meters in Timi\u0219oara, and 79 square meters in Arad.<\/p>\n<p>Cluj-Napoca is followed by Mamaia, which has a median price of EUR 2,579 per square meter, while in Mamaia-Sat the level reaches EUR 2,363. Bra\u0219ov, at EUR 2,333 per square meter, and Constan\u021ba, at EUR 2,270 per square meter, also exceed the threshold of EUR 2,200 per square meter.<\/p>\n<p>Bucharest is in the same price range, with a median value of EUR 2,190 per square meter.<\/p>\n<p>As such, apartments in Cluj-Napoca are almost 50% more expensive than those in the capital, according to the data analysed. Other major cities sit further down the ranking: Timi\u0219oara at EUR 1,985 per square meter, Ia\u0219i at EUR 1,954, and Oradea at EUR 1,943.<\/p>\n<p>There are also large differences at the neighbourhood level. In Bucharest, Floreasca is the most expensive area in the VDI.ro ranking, at EUR 4,462 per square meter, while prices in Her\u0103str\u0103u reach EUR 4,016 per square meter. In Cluj-Napoca, the central area comes close, at EUR 3,992 per square meter, followed by Avia\u021biei in Bucharest, at EUR 3,695 per square meter.<\/p>\n<p>The differences between new and old homes also vary considerably from one city to another. The largest gap is in Ploie\u0219ti, where new apartments, at EUR 1,990 per square meter, are almost 50% more expensive than old ones, at EUR 1,335 per square meter.<\/p>\n<p>In Bucharest, the difference is approximately one-third, with new apartments at EUR 2,864 per square meter against EUR 2,084 for old ones.<\/p>\n<p>In Cluj-Napoca, the gap is much smaller, at 6%. In Ia\u0219i, the situation is reversed, with new apartments at EUR 1,930 per square meter slightly cheaper than old ones at EUR 1,978.<\/p>\n<p>The VDI.ro analysis also compared sale prices with rental levels to estimate the period needed to recover the investment from rental income. The differences between cities are significant.<\/p>\n<p>In Br\u0103ila, where a two-room apartment sells for a median of EUR 50,000 and rents for EUR 400 per month, the estimated period is approximately 10 years.<\/p>\n<p>In Cluj-Napoca, where the median sale price is EUR 165,000 against a EUR 550 monthly rent, it reaches around 25 years. The difference reflects both the high purchase prices in Cluj and the ratio between housing prices and the rents obtained.<\/p>\n<p>The analysis was conducted based on more than 20,000 active listings for apartments in 36 localities.
