{"id":12069,"date":"2026-09-18T13:01:23","date_gmt":"2026-09-18T13:01:23","guid":{"rendered":"https:\/\/ofero.news\/?p=12069"},"modified":"2026-09-18T13:01:23","modified_gmt":"2026-09-18T13:01:23","slug":"north-bucharest-investments-exceeds-e34-5-million-in-transactions-since-ancpi-restarted-operations","status":"publish","type":"post","link":"https:\/\/ofero.news\/?p=12069","title":{"rendered":"North Bucharest Investments exceeds \u20ac34.5 million in transactions since ANCPI restarted operations"},"content":{"rendered":"<p>North Bucharest Investments&#8217; latest figures point to a dynamic start to the autumn season for Bucharest&#8217;s residential market, with sustained demand from both end-users and investors.<\/p>\n<p>North Bucharest Investments (NBI) has exceeded <strong>\u20ac34.5 million in transactions<\/strong><strong> since ANCPI resumed operations, achieving this volume in <\/strong> less than a month.<\/p>\n<p>During this period, the company brokered <strong>more than 210 transactions<\/strong><strong>, with an <\/strong> average value of approximately \u20ac164,000 per property, as the market quickly returned to a sustained pace of activity following this summer&#8217;s administrative disruption.<\/p>\n<p>Beyond the natural catch-up effect of transactions that had been temporarily delayed, the momentum of recent weeks points to <strong>active demand and available capital<\/strong>, in a market where buyers are increasingly informed, selective and focused on both the timing and quality of their acquisitions.<\/p>\n<p>The premium segment accounted for some of the most significant transactions brokered by North Bucharest Investments during this period.<\/p>\n<p>The largest transaction reached <strong>\u20ac1.65 million, excluding VAT<\/strong><strong>, for a <\/strong> penthouse located in Bucharest&#8217;s emerging new downtown around Fabrica de Glucoza, an area increasingly establishing itself as one of the capital&#8217;s new hotspots for premium residential demand.<\/p>\n<p>Its connectivity to Floreasca, Aviatiei and Pipera, proximity to Bucharest&#8217;s major business hubs and the pace of new residential development have turned Fabrica de Glucoza into one of the city&#8217;s most closely watched real estate corridors.<\/p>\n<p>A second major transaction, worth more than <strong>\u20ac1.4 million, excluding VAT<\/strong><strong>, involved a <\/strong> penthouse in a boutique development in Floreasca, with direct lake views, in an area where the supply of truly premium properties remains limited.<\/p>\n<p>Together, the two acquisitions exceed <strong>\u20ac3 million<\/strong><strong>, highlighting the continued flow of capital into the upper end of the residential market, particularly for rare properties where <\/strong> location, views, exclusivity and appreciation potential play a decisive role.<\/p>\n<p>One of the most visible shifts in the market is buyer behaviour. Decisions are increasingly research-driven, projects are being compared more carefully, and criteria such as <strong>entry price, location, developer track record, appreciation potential and resale liquidity<\/strong> have become central to the purchasing process. Buyers are more selective, but move quickly when they identify the right opportunity. Investors, in particular, are focusing on projects and micro-locations with strong appreciation potential.<\/p>\n<p><em>&#8220;The figures from recent weeks show us a market that is far more active than general perception might suggest. More than \u20ac34.5 million and over 210 transactions in less than a month demonstrate that capital is available and there is a clear appetite for acquisitions. Buyers are, however, much more selective about where they place their money. We are seeing strong interest in well-positioned developments and, above all, in properties with a clear value proposition over the medium and long term.&#8221;<\/em> said Vlad Musteata, CEO of North Bucharest Investments.<\/p>\n<p>The results come as North Bucharest Investments works with a network of <strong>more than 80 developers and a portfolio of over 100 residential projects<\/strong>, with a strong presence across the key development areas of northern Bucharest.<\/p>\n<p>Demand is diversified, ranging from compact units acquired for investment purposes to larger homes for end-users and premium properties or penthouses priced above \u20ac1 million.
