The strongest increases, except for the Bucharest-Ilfov region, were recorded in the West (Arad, Cara\u0219-Severin, Hunedoara and Timi\u0219), at 85%, and in the Centre region (Alba, Bra\u0219ov, Covasna, Harghita, Mure\u0219 and Sibiu), at 45%.<\/p>\n<p>SVN Romania estimated earlier this year that 2026 could bring deliveries of more than 20,500 new homes in Bucharest and Ilfov, an increase of approximately 18.5% compared with last year, when the second-lowest number of homes was delivered in the Bucharest region in the past six years.<\/p>\n<p>The number of new homes completed in 2025 stagnated in Bucharest compared with 2024 and decreased by 42% in Cluj-Napoca and by 29% in Bra\u015fov, the most expensive cities in the country in terms of real estate, according to INS data analysed by real estate platform Storia and cited by <a href=\"https:\/\/www.zf.ro\/zf-24\/analiza-storia-livrarile-de-locuinte-noi-in-2025-au-stagnat-in-bucuresti-in-timp-ce-au-scazut-cu-42-in-cluj-napoca-si-cu-29-in-brasov-23238322?mc_cid=4aa1fa5860&amp;mc_eid=cd1f92f96c\">Ziarul Financiar<\/a>.<\/p>\n<p>The major cities in Romania are reportedly experiencing uneven development in terms of the number of homes built annually, according to the latest data published by INS for 2025.<\/p>\n<p>At the national level, approximately 59,000 new homes were completed in 2025, 3.1% fewer than in 2024. However, data published at the city level indicated a series of major discrepancies, especially between Bucharest and the major cities in the country.<\/p>\n<p>Thus, almost 9,400 new homes were completed in Bucharest last year, just 20 fewer than in 2024, meaning that this segment of the market is stagnating.<\/p>\n<p>At the same time, more than 7,900 homes were completed in Ilfov, 4.4% more than in 2024, in a context where residential developments in Ilfov play an important role in housing supply in the capital region.
